Tampa Spray Foam Company installs spray foam insulation in Wesley Chapel, FL, starting with the hot attic: we seal the underside of the roof deck so the ducts and air handler end up inside the insulated shell. We also spray bonus-room knee walls, garages, band joists, block and frame walls, and new construction. Estimates are free and written, and most attic jobs take one day.
Wesley Chapel is a young place. About 73% of its housing was built in 2000 or later and the median home dates to 2006, in communities like Seven Oaks, Meadow Pointe, Wiregrass Ranch, Epperson and Union Park. Townhomes make up 13.6% of units. Power here generally comes from WREC, the electric co-op, which shapes the rebate picture. Closer to US 41? We also insulate homes and outbuildings in nearby Lutz.

Here's the short version first. Spray foam is priced by the square foot of surface sprayed and by thickness, and a sloped roof deck has more surface than the footprint under it. These are typical installed ranges; your written estimate is the number that counts.
Most attic jobs are finished in one day. Larger homes, new construction, and jobs that pair an attic with walls or a garage can run two to three days. On bigger projects we take a deposit to hold the date, and the balance isn't due until after the final walkthrough.
Roof size and complexity come first, since dormers, valleys and tight eaves add surface and slow the work. Foam type, target R-value, attic access and any tear-out come next. If you want the long version, we keep a separate page on what a full attic job costs.
Prep and masking, the foam itself, any ignition or thermal barrier coating the code requires, cleanup and the final walkthrough. Removal of old insulation, when it's needed, sits on its own line so you can see exactly what it adds.
A house built in 2006 isn't old, and the trouble is usually location, not age. Florida Solar Energy Center researchers note that ducts in Florida homes are almost always in the attic. In one monitored Fort Myers home with dark shingles, the attic reached 110°F on a typical day and ran about 40°F hotter than outdoor air at the peak hour. Earlier work cited in that report found attic heat gain to ducts can raise cooling loads by up to 30% at summer peaks. Your A/C cools the air, then ships it through the hottest part of the house to reach you.
Upstairs rooms sit closest to that attic heat and often at the far end of the duct runs. A bonus room over a garage also takes heat from below and through its knee walls. Two-story designs are common in new construction: in 2025, 54.2% of single-family homes started in the South Atlantic states, which include Florida, had two or more stories. Sealing the roof deck pulls the attic, ducts and air handler inside the insulated shell, and the Department of Energy's Building America program notes that conductive duct losses are then minimized.
Top-floor rooms in a townhome take the same attic heat as a house, but the attic may be small, hard to reach or divided by firewalls between units. We look at access and layout before quoting, and sometimes a smaller scope, like one unit's roof deck and knee walls, is the sensible job.
If living space sits over the garage, sealing the garage ceiling and walls cuts the heat moving up into that room. In two-story builds, the band joist between floors is a classic leak path. It's easy to spray during construction and hard to reach once drywall is up, which is why we like getting in early on new homes.
About 9.3% of Wesley Chapel's housing went up in 2020 or later. Florida's current code, the 8th Edition, calls for R-38 at the ceiling and a blower door result of 7 ACH50 or tighter, and its prescriptive path doesn't allow an air handler in the attic. If you're building, spray before the drywall goes up, while the walls, band joists and roof deck are all wide open.
Both foams stop air. They differ in density, R-value per inch and how they treat water vapor, and in a hot, humid climate those differences decide where each one belongs.
Open-cell is the soft, half-pound foam, at about R-3.6 per inch, so R-20 at the roof deck takes roughly five and a half inches. It's usually the value pick for a newer home's attic. The catch is that it's vapor-open, and Building Science Corporation warns that sealed open-cell attics can get humid near the peak unless something removes moisture, such as a small conditioned air supply or a dehumidifier. We plan for that before we spray and bring in your HVAC contractor if a change is needed.
Closed-cell is two-pound foam at about R-6.1 per inch, and at two inches thick it's under one perm, so it works as its own vapor retarder. It costs more per square foot, so we save it for band joists, shallow knee walls, the inside face of block walls and spots where a thin layer has to do a lot. For a side-by-side, see our open-cell vs. closed-cell breakdown.
It's free, and it happens at your house. We climb into the attic, look over the roof deck, ducts, air handler and existing insulation, check for leaks or pest damage, and ask which rooms bother you most. The written estimate lists foam type, thickness and the resulting R-value for each area, plus any removal or prep. If the attic floor already carries a thick, even layer and the ducts look tight, we'll tell you foam may not be the best place for your next dollar.
Floors and belongings get covered, the work area gets masked and ventilated while we spray, and coatings go on wherever code calls for them. Your re-entry time is written on the estimate, so nobody has to guess when it's fine to come home.
Once the foam cures, we clean up and walk the attic with you so you can see the coverage and depth for yourself. The foam carries its manufacturer's product warranty.
Wesley Chapel is generally Withlacoochee River Electric Cooperative territory, and the co-op even runs a New Tampa/Wesley Chapel member line. We looked for a WREC insulation rebate and didn't find one, so we don't build one into your price. Any payoff from foam shows up on monthly bills, and its size depends on your ducts, the insulation already on your attic floor and how leaky the house is today.
Wesley Chapel's early economy ran on lumber, turpentine and citrus. Today it runs on air conditioning. Tampa's climate normals log 3,611 cooling degree days a year against 433 heating degree days, more than eight to one, and every month has some cooling demand. Insulation here gets judged in July and August. If your bill comes from a utility other than WREC, mention it at the estimate and we'll look up what that company offers.
It can, when attic heat is the cause. If the room's supply duct is crushed, disconnected or undersized, insulation alone won't fix it. We check that duct run at the estimate and tell you plainly if the real problem is mechanical. Honestly, we'd rather point you to the right fix than sell foam for the wrong one.
No. Sealing the roof deck brings the attic, and everything in it, inside the insulated shell, so the equipment stays where it is. The ducts stop baking, and any small leaks they still have now spill into conditioned space instead of a hot attic.
In a sealed attic, yes. The soffit and roof vents get closed off because the attic becomes part of the house. With spray foam, that means foam applied directly to the underside of the deck plus a plan for attic humidity, which is why we look at the whole system before we quote.
At least 24 hours after spraying, or longer if the foam's manufacturer requires it. Plan a night away, take the pets with you, and we'll confirm the exact window on your estimate.
